Caullystone as a Studio have always relished the opportunity to work closely with clients on self-build projects, guiding them from first sketch to final finish and sharing in the satisfaction that comes from creating something truly personal. Jonathan, having self-built two homes of his own, understands first-hand the ambition, emotion and sheer determination that go into such a journey – particularly when working to a tight budget. Built in 2020 and delivered within carefully managed financial constraints, this four-bedroom home on the North Cornwall coast is one such collaboration: a striking example of contemporary coastal architecture shaped by craftsmanship, trust and a shared vision.

Positioned just 200 metres from the beach, with open farm fields stretching out behind, the house occupies an enviable setting that captures the very essence of coastal-rural living. To the front lies the promise of Atlantic swell and sandy mornings; to the rear, the gentle rhythm of the countryside. It is a rare balance, where sea air meets birdsong and big skies frame the horizon in every direction.

The exterior makes an immediate impression. Crisp white render and soft grey cladding echo the shifting tones of the shoreline, while dark-framed windows give the façade a confident, contemporary edge. The classic gabled form roots the property in the local vernacular, yet expansive glazing and clean architectural lines bring a modern clarity. It feels entirely at home in its landscape – respectful of its surroundings yet unmistakably current.

Creating a home of this calibre within a tight financial framework required discipline and clarity of vision. Investment was focused on the building envelope, insulation and long-term performance, ensuring the house would be as efficient as it is elegant. Materials were selected for durability and impact, favouring quality over excess. The result demonstrates that thoughtful design and budget-conscious decision-making can work hand in hand.Inside, light and flow define the living spaces.

The collaboration was all the more meaningful given the owner’s background. A retired builder, he chose to self-build, drawing on decades of hands-on experience. Working alongside someone so knowledgeable fostered a genuinely collaborative process. Details were refined, ideas exchanged and practical solutions found without compromising the overall aesthetic. The finished home carries the quiet confidence of a project delivered with care and mutual respect.

The generous open-plan kitchen and living area forms the heart of the home, where deep navy cabinetry is paired with warm copper accents for a look that is both contemporary and inviting. A substantial quartz-topped island anchors the room, naturally becoming the place for morning coffee before a surf, or relaxed gatherings after a day outdoors. Large sliding doors draw the eye towards the terrace and beyond, ensuring the surrounding landscape remains a constant presence.

Outside, porcelain paving creates a seamless transition to the garden, while thoughtful landscaping softens the edges between built form and field. From the terrace, the contrast is striking: farmland rolling gently behind, and the beach just a short stroll away. It is a setting that encourages a life lived largely outdoors.

Upstairs, vaulted ceilings lend the Lounge a sense of calm retreat. Soft, neutral tones reflect the muted palette of sand and sky, creating a sanctuary. With four bedrooms in total, there is ample space for family and friends – a necessity in a county where visitors are always eager to stay a little longer.

For the owners, life here revolves around the coast. Retirement has brought the freedom to embrace early-morning surf sessions and unhurried dog walks along cliff paths just moments from the front door. Wetsuits dry in the sea breeze; sandy footprints are part of daily life. Yet behind the house, the fields offer a quieter counterpoint – a reminder that this is Cornwall in its fullest sense, where agriculture and ocean have long coexisted.

There is something especially rewarding about a self-built home created within clear financial limits and in such a privileged location. It stands not only as a place to live, but as a testament to skill, restraint and a deep-rooted connection to both land and sea. In this pocket of North Cornwall, just 200 metres from the beach and bordered by farmland, modern coastal living finds its most authentic expression.
